What the Law says
The Health and Safety at Work Act etc 1974 and associated regulations related to the control of Legionella bacteria within the UK which may arise from work activities and to premises controlled in connection with a business.
You are required to assess the risks from legionella bacteria that may affect your staff / residents or members of the public and take suitable precautions to reduce all risks to a minimum. This process is known as a legionella risk assessment.
An average of 250 cases of legionaires disease are reported each year in the UK of which 12% will die. Legionnaires' disease is an uncommon form of pneumonia that may have serious consequences for some people, especially people in the older age groups. People become infected when they breathe in air that contains legionella bacteria which have been dispersed into the air in very fine droplets of water known as “aerosols”. If the bacteria get inhaled into the lungs they can cause infection.

The process of our Legionella Risk Assessments:
- include a full asset register outlining exactly which systems on-site fall within these guidelines.
- outline the current condition of the water systems and whether the water storage is hygienic, and compliant with the Water Supply (Water Fittings) Regulations 1999.
- check whether water temperatures are satisfactory for the control of Legionella bacteria.
- include digital photographs of assets.
- include AutoCAD schematic drawings of water systems.
- define any remedial actions required to achieve compliance with the guidelines.
- provide a schedule for on-going monitoring.
- provide you with a clear understanding of how the guidelines relate directly to your site. You will have proof to show external agencies that you are taking the correct course of action.
